A buyer in Dallas opens ChatGPT and types "Who should I talk to about a mortgage in Dallas?" A few seconds later they have a name, a phone number, and a website. That person is getting the call.

If your name isn't in that answer, you never knew the conversation happened. There was no search result you lost. There was no ad you got outbid on. You were just left out.

Here's how AI decides who to name, and what you can do about it.

## What is AI search, and why should a loan officer care?

AI search is when someone asks a question to ChatGPT, Google's AI Overviews, Perplexity, Gemini, or Copilot instead of scrolling a page of blue links.

The difference matters. A Google results page gives ten options. An AI answer gives two or three. There is no page two. You are either in the answer or you are not.

And these tools are now answering local questions. "Who's a good mortgage broker in Plano." "Best lender for first-time buyers in Fort Worth." Those used to be Google searches. A lot of them aren't anymore.

## How does ChatGPT decide which mortgage companies to name?

It reads what the internet already says about you.

When an AI assistant answers a local question, it pulls from public sources — your website, your Google Business Profile, directory listings, review sites, news mentions, and anywhere else your name shows up in text. Then it summarizes.

That leads to a simple rule:

**AI can only recommend you if something on the open web already describes you clearly.**

It isn't judging your rates. It isn't judging your service. It's reading text. If the text about you is thin, inconsistent, or missing, you don't make the list.

In practice, the sources doing the heavy lifting are:

- Your own website copy
- Your Google Business Profile
- Review platforms like Google, Zillow, and Experience.com
- Industry directories and NMLS listings
- Local news, association pages, and partner sites that mention you by name

Notice what's missing. Your CRM, your rate sheet, your closed volume, and your social posts do almost nothing here. AI can't see the parts of your business you're proudest of. It only sees what's written down in public.

Most of the mortgage industry has the same handful of gaps:

- **The website is a brochure, not an answer.** It says "trusted mortgage professional" instead of "FHA and VA loans for first-time buyers in Collin County."
- **The name, address, and phone number don't match** across Google, Zillow, Facebook, and the company site. Inconsistent details make you look like three half-businesses instead of one real one.
- **There's no city anywhere on the page.** You serve Dallas. Your site never says Dallas.
- **Reviews sit in one place.** A pile of reviews on one platform and nothing anywhere else reads as a narrow footprint.
- **The bio is generic.** "Over 15 years of experience helping families." So does everyone.
- **Nothing on the site answers a real question.** AI quotes passages that answer things. Marketing copy answers nothing.

None of that is a rankings problem. It's a description problem.

## Six things that make you findable by AI

### 1. Say who you are, where you work, and what you do — in plain words

On your homepage, in a sentence a person would actually say.

Before: *"A trusted mortgage professional dedicated to delivering exceptional service and personalized solutions."*

After: *"I'm a loan officer in Dallas, Texas. I work mostly with first-time buyers and self-employed borrowers, and I handle FHA, VA, and conventional loans across Dallas, Collin, and Denton counties."*

The first sentence could belong to anyone in the country. The second one tells a machine — and a person — exactly who you are, where you are, and who you help. That's the whole game.

### 2. Make your details identical everywhere

Same name, same business name, same phone, same address. Google Business Profile, your site, Zillow, LinkedIn, Facebook, every directory. Pick one version and fix the rest.

### 3. Claim and fill out your Google Business Profile

It's still one of the strongest local signals feeding AI answers. Hours, service area, categories, photos, and a real description. Not half-finished.

### 4. Get reviews in more than one place

Spread across Google, Zillow, and Experience.com beats a single stack. Ask after every closing. It takes one text.

### 5. Answer real questions on your own site

Write the questions your borrowers actually ask, and answer each one in a short paragraph that stands on its own. "How much do I need for a down payment in Texas?" That's a page. Those paragraphs are what gets quoted.

### 6. Get mentioned somewhere that isn't yours

A local news piece, a realtor's blog, a chamber directory, a podcast. Third-party mentions tell AI you exist outside your own marketing.

## What to do this month

You don't need all six at once. In order:

1. Google your own name and your company name. Write down every version of your phone number and address you find.
2. Fix the ones that are wrong. Start with Google Business Profile.
3. Rewrite your homepage opening so it names your city and who you help.
4. Ask your last ten closings for a review, and send half of them to a platform you haven't used.
5. Publish one page answering one question you get asked every week.

That's a few hours of work. Most of your competition won't do it.

## How to check whether AI already knows you exist

Open ChatGPT and ask it three things:

- "Best mortgage lender in \[your city\]"
- "Who is \[your name\], loan officer in \[your city\]?"
- "Best loan officer for first-time buyers in \[your city\]"

Read what comes back. If it names competitors and not you, that's your answer. If it says it doesn't have information about you, that's the gap — and it's fixable.

Do it today and write down what it says. Then do it again in ninety days after you've fixed the basics. That's your scoreboard.
